Update on tenant eviction notice periods

Further to our Prime Time blog dated 1 June, new regulations came into force on 1 October 2021 returning tenant eviction notice periods for an Assured Shorthold Tenancy to their pre-pandemic levels.
This means that the notice period required for a Section 21 notice will now revert to two months. This notice applies where the landlord is not required to give a reason for eviction.
The notice period required for a Section 8 notice (which can only be served if the landlord can satisfy one of the statutory grounds for eviction) based on rent arrears grounds has now reverted to two weeks.
The UK government does, however, retain the power to re-introduce longer notice periods as an emergency measure until 25 March 2022.
