We always have a selection of investments and exclusive properties tucked up our sleeve for our retained clients. If we are looking for a specific type of property, however large or small, we know we will be offered opportunities that are outside the general domain of property search portals and High Street sales agents.  

We make it our business to be aware of properties before they come to the market, where there is an urgent need to find a buyer, and those properties that are not openly for sale.

Whilst we specialise in prime London Real Estate, we are also in a position to help you acquire property outside the London area. Through our network of contacts we have sourced and acquired a number of country houses on behalf of our clients.

Prime Portfolio offer complete in-house management and letting services to both investing clients and real estate owners who require assistance leasing their property, on a furnished or unfurnished basis. We look to secure the highest rental returns on properties for our clients.

Our dedicated in-house management team have extensive knowledge of the Prime London rental market and work with a wide range of external contacts to find suitable tenants for client properties.

We know from experience that professional and high quality management produces maximum rental returns so we ensure tenants receive a first rate service at every stage of the letting process from start to finish.

In the past we’ve found that landlords are frustrated by a lack of information about their property. At Prime Portfolio, our clients enjoy complete transparency and can access their individual property accounts at all times.

Level of service offered

TENANT FIND: 10% of rent (inc VAT) INCLUDES:

  • Collect and remit initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

RENT COLLECTION: 12% of rent (inc VAT) INCLUDES:

  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

FULLY MANAGED: 16% of rent (Inc VAT) INCLUDES:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Additional non-optional fees and charges (irrespective of level of service)

SETUP FEE (LANDLORD’S SHARE): £240.00 (inc VAT)

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)

TENANCY AGREEMENT FEE (LANDLORD’S SHARE): £180.00 (inc VAT)

  • Contract negotiation, drafting of the tenancy agreement and arrangement of signature by both parties

INVENTORY FEE (LANDLORD’S SHARE) £tbc

  • Dependent on the number of bedrooms and/or size of the property and outbuildings

DEPOSIT REGISTRATION FEE: £42.00 (inc VAT)

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

ADDITIONAL PROPERTY VISITS: £90.00 (inc VAT)

  • For specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

SUMISSION OF NON-RESIDENT LANDLORDS RECEIPTS TO HMRC: £42.00 (inc VAT) quarterly

  • To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC

ARRANGEMENT FEE FOR WORKS OVER £500.00 X 12.5% of net cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

ARRANGEMENT FEE FOR REFURBISHMENTS OVER £500.00

X 12.5% of net cost

  • Arranging access and assessing costs with contractor;

OBTAINING MORE THAN TWO CONTRACTOR QUOTES:

£42.00 (inc VAT) per quote

RENT REVIEW FEE: £90.00 (inc VAT)

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

RENEWAL FEE (LANDLORD’S SHARE): £90.00 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

CHECKOUT FEE (LANDLORD’S SHARE): £N/A (inc VAT)

  • Agree with tenant check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

COURT ATTENDANCE: £90.00 (inc VAT) per hour

BEFORE YOU MOVE IN

Set Up Fee (tenant’s share): £84.00 (inc VAT) for up to two tenants

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).

 

TENANCY AGREEMENT FEE: £180.00 (inc VAT)

Contract negotiation, drafting of the tenancy agreement and arrangement of signature by both parties.

Guarantor Fee: £42.00 (inc VAT) per guarantor (if required)

Covering credit referencing and adding the Guarantor clause as part of the Tenancy Agreement.

Permitted Occupier Fee: £0.00 (inc VAT) per permitted occupier

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Accompanied Check-in Fee: £180.00 (inc VAT)

Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Pet Deposit: returnable additional security deposit equivalent to two weeks rent.

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

Pet Disclaimer Fee: £TBC.00 (inc VAT) no set charge, applying for freeholder’s consent if required and any charge that is made by the freeholder for consent

 

DURING YOUR TENANCY

Change of Tenant Fee (mid-term tenancy): £120.00 (inc VAT) per tenant

Processing the application, associated paperwork and updating your tenancy agreement during your tenancy.

Reference Fee for change/addition of tenant : £42.00 (inc VAT) per tenant.

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).

Renewal Fee (tenant’s share): £90.00 (inc VAT)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

 

ENDING YOUR TENANCY

Check out Fee (tenant’s share): £180.00 (inc VAT)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee: £42.00 (inc VAT)

Collating information and preparing a reference for a future landlord or letting agent.

 

OTHER FEES AND CHARGES

Lost Security Items: £42.00 (inc VAT) plus item cost

Obtaining necessary permissions, sourcing providers and travel costs.

Out of Hours Services: £90.00 per hour (inc VAT) plus costs incurred

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.

Unpaid Rent / Returned Payments

Interest at 8% above Bank of England Base Rate from date due.

Professional Cleaning (if required): £240.00 (inc VAT) per hour – deducted from the security deposit.

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

Refurbishment
Increase capital value and enhance yield performance by refurbishing

The value of a property can be significantly increased by undertaking a programme of refurbishment. If you’re buying as an investment, redecoration increases rental returns and if you’re buying to sell again a small investment in refurbishment can reap worthwhile returns on the value of the sale.

Building construction

We work with experienced building surveyors to provide a project management service that advises and oversees any major construction work undertaken on an investment.

Interior Design

We work closely with several interior design companies to offer clients stylish design to suit every taste. Working within a range of client budgets our interior designers renovate and decorate houses and flats according to client specifications. Properties to rent and sell are generally decorated in a generic style to appeal to a wide range of tenants or buyers whilst homes reflect individual buyers personal tastes.
